What you can ask

The who, what, when and why of a physician loan.

Who

Residents, fellows, attendings. Rosie explains how a signed contract can stand in for the income you don't have yet.

What

What a physician loan actually is, how student loans are treated in the math, and what 'no PMI' means in practice.

When

Timing a purchase around a start date, a relocation, or the end of training. Many physicians buy before day one.

Why

Why lenders built a program for physicians at all, and why your earning trajectory matters more than this year's W-2.

How this works

Three steps. The third one is optional.

  1. 1

    Ask Rosie

Type or talk. Any hour. Free.

  2. 2

    Get the answer

On the page, right now. If you want it sent to you, give her a number or an email. That is the only ask.

  3. 3

Talk to Sean when you want to

After Rosie has been useful she will offer twenty minutes with Sean. Not before.

Who's behind Rosie

Her Dad is a mortgage strategist who married a physician.

Sean Shallis is a Private Wealth Mortgage Strategist with thirty years in mortgage and real estate. He is married to a physician, so he has watched the long weeks, the relocations and the student debt from the kitchen table. He built Rosie so physicians could get a straight answer without sitting through a sales call. NMLS #2362814.

Questions people ask before they ask Rosie

Is Rosie free?
Yes. Rosie is free to use and there is no obligation. Asking a question does not start an application and does not affect your credit.
Will someone call me if I ask a question?
No. Nobody calls because you asked Rosie something. If you want the answer sent to you by text or email, you tell Rosie where, and that is the only information she asks for. If you give her a number, you get the answer by text, and you can reply STOP at any time.
Can a resident or fellow get a physician loan?
Often, yes. Many physician programs let a signed employment contract stand in for income you have not earned yet, which is how many physicians buy before a new role starts. Rosie can walk you through what the contract typically needs to show.
How are student loans treated?
Physician programs typically use your income-based repayment amount or a percentage of the balance for the debt-to-income calculation rather than the full standard payment. Rosie can explain how that changes the math for your situation.
When do I talk to Sean?
When you want to. After Rosie has answered your questions she will offer twenty minutes with Sean Shallis. It is a conversation, not a pitch, and it is never the first thing you are asked.

Rosie is an AI assistant and general information, not a loan approval or a commitment to lend. Program terms depend on your situation.
